SOLD JANUARY 2022 - REPRESENTED BUYER & SELLER

I am very proud of this one. This property sat on the market with another agent for almost 1.5 years with little to no traction. The seller hires me, and with only a small tweak in price just so we don’t come back on the market at the last price, I bring him 3 offers in a very short time. We had one very close to asking but time was much more important to him as we had an all cash non contingent offer with a 5 day close. So he went with the speed and non contingent deal.

It wasn’t the pricing. There was one major difference!!

What’s important was the messaging of the listing. We dug into the property and found facts that were very helpful in getting this property sold that were contrary and detrimental to the original listing. I knew what to look for in this sort of deal, as I sell many land and permit ready developments. We rebranded it, put it on the market, and got it done! The client lives in Thailand so this was a little bit of a stressful situation for him and his family.
